The arable on the plateau land to the east is relatively flat and then west of the A134, the land slopes down to the Fenland to the south west. The allocation is unlikely to affect protected species or their habitats, or Biodiversity Action Plan Species or their habitats.

The site is a fairly flat agricultural field with approximately 15m wide dense tree belt along northern edge and some hedgerow trees along southern boundary. The site lies on plateau land above the River Nar within a landscape character type Farmland with Wetland and Woodlands as defined in the King's Lynn and West Norfolk Landscape Character Assessment. The site is bounded by mineral workings to the east (being landfilled with inert waste) and a landfill site to the south. Further mineral workings lie across Mill Drove to the west and farmland lies north of East Winch Road. The site lies within an area defined as High Landscape Quality in the King's Lynn and West Norfolk Local Plan. The allocation has potential to affect protected species or their habitats (refer to list in evidence base of species identified).

The site lies within an area of reasonably well wooded arable farmland and lie within the Wooded Slopes and Estate Land landscape type as defined on the King's Lynn and West Norfolk Landscape Character Assessment.
